What uses are allowed in my zoning classification? What are the setbacks for my property?
You can access zoning district uses, setbacks and other information below. You will need to browse to the specific section of the ordinance code:

Sec. 50-153. R-6, R-7.5 and R-9, single-family residential districts.

Sec. 50-154. RM-1, RM-1.5, RM-2 and RM-3, multifamily residential districts.

Sec. 50-155. OD, office and institutional district.

Am I allowed to operate a business from my home?
Yes, provided you obtain a Home Occupation Permit and comply with its conditions. These conditions, listed on the Home Occupation application form, are designed to maintain the residential character of the building and the surrounding neighborhood.

FAQs about Parking Requirements

How much parking do I need to provide? Minimum parking requirements are generally based on the use and size of a building. Section 50-198 lists the various uses and their parking requirements.

Can I create a gravel parking lot?
No. Parking lots must be paved with a suitable all-weather, dust-preventative surface, and must be properly graded and marked.

Do I have to provide landscaping in and around a new parking lot?
Yes, if the new parking lot exceeds 10 parking spaces. Section 50-275 provides landscaping requirements for buffer yards and interior planting requirements.

What type of permanent signs can I install for my business?
The type and size of allowed signs are determined by the zoning district in which your business is located. Click here to view a table listing permanent sign requirements by zoning district.

How do I obtain a sign permit?
You may submit a completed sign permit application to the Zoning Office located on the 5th floor of City Hall. All required materials are listed on the application form. Download a Permanent Sign Permit Application or a Temporary Sign Permit Application.

Are any signs exempt from permitting requirements?
Yes, some types of signs do not require a sign permit, under certain conditions. Section 50-324 lists these signs and the conditions.

Are any signs prohibited?
Yes, some types of signs are not allowed in the City of Greenville. Section 50-323 lists these types of signs.
